Maybe you have a few questions. That’s okay; most people do. So here’s a quick collection of some of the questions we hear most often… along with our answers. If you still have a question, don’t hesitate to contact us (or give us a call) and we’ll be happy to answer it for you.

Q: Will you be listing my house on the MLS or actually buying it?
A: Great question. The answer is that we can and will do either one, it all depends on what you would like for us to do for you. If you choose to hire us to be your Realtor, then yes, we will list the house for sale on the MLS and try to bring as many potential buyers through the house as possible to get you the best offer possible. However, if you choose to utilize our house buying service, then no we will not list your house on the MLS. We would just sign a purchase agreement with you and begin the closing process immediately.

Q: When you buy my house, do you pay fair prices for properties?
A: Because we will be reselling the property to a new homeowner, by the time costs to purchase, hold, fix, and resell the property are calculated, along with a reasonable profit margin for us, we will likely be paying less than market value. The more remodel work a property needs, generally the closer we can get to offering market value. However, in our experience, when sellers choose to sell to us the amount of money they are getting isn’t their primary concern but rather they are seeking the value we offer to buy as-is, closing on their timeline, and no time, effort or expense is required on their part to fix up the property or pay commissions or fees.

Q: How do you determine the price to offer on my house?
A: Great question! Because we’re an open book, here’s are process. We look at the location of the property, what repairs are needed, the current condition of the property, and values of comparable houses sold in the area recently. Once we collect all of this information, we essentially do the math backwards. We will calculate what the highest potential resale value could be after we complete all of the repairs and updating, we calculate what the cost of the repairs and updating would be, we calculate the costs to purchase, hold, and resell the property, and then based on total expenses and risk we will determine what our necessary profit margin would need to be be. We then subtract all of the expenses from the resale value and that gives us our maximum offer amount.

Q: Are there any fees or commissions to work with you?
A: This depends on what method of sale you choose. If you choose to utilize our house buying services, then no, we waive all commissions and do not charge any commission on the sale. If you were to choose to utilize our traditional Realtor services, then yes, we will charge a commission to sell your house for you.

Q: How is a real estate broker different from a house buyer?
A: Real estate brokers list properties on the MLS for the general public to see and they seek out a buyer that will purchase and move into the home. The broker brings prospective buyers to the property to tour the house and if a buyer wants to make an offer, the broker will present the offer for your review and you decide if you want to accept it. The broker then takes a percentage of the sale price if the sale closes. A house buyer actually buys the house from you themselves, they aren’t seeking out buyers because they ARE the buyer. Since there is no commission involved in being a house buyer, our profit comes from the risk we take in buying, remodeling, and reselling the house.

Q: Is there any obligation when I submit my info?
A: There is absolutely zero obligation for you. Once you tell us a bit about your property, we’ll schedule a time to come take a look at things, discuss your situation in detail, review all of the relevant information, and send you an email with all your options. From there, it’s 100% your decision on whether or not you’d like to sell your house to us or if you want us to list it for sale for you. It’s 100% your decision and we’ll let you decide what’s right for you. Further, we never sell or give away your information to anybody.
